Moderate house and unit price declines forecast in 2027 financial year

Canberra can expect to see moderate house and unit price declines in the next financial year, according to Domain’s latest Housing Market Forecast for the 2027 Financial Year.

The report predicts Canberra’s median house and unit price’s will fall up to 4%, due to higher rate sensitivity, sharper investor withdrawal, and rising supply caused by rate hikes and capital gains tax uncertainty.

Across the country, unit sales are expected to increase compared to housing, except in the ACT where higher unit supply means houses hold up no better than units, with units dropping to a median of $456,000 – the lowest among the capital cities.
